Land clearing in Elgin comes with the territory, because the territory used to be pasture. Elgin grew from about 2,100 people in 2010 to about 3,700 in 2020, one of the sharpest climbs in Southwest Oklahoma, and that growth runs on old ranch ground being cut into acreage parcels along US-277, Highway 17 and the I-44 corridor. Elgin's growth story is visible from the highway: new roofs on ground that ran cattle a few years ago, and new gates cut into old fence lines. What the listing photos undersell is the state of the back two-thirds of many parcels. Land that stopped being grazed or hayed starts its slide immediately, and by the time it's sold as a homesite the cedar is often head-high and the draws have gone to thicket.
